About this service
Resurfacing puts a new layer of asphalt over a surface that is worn out but still structurally sound. When the base underneath has not failed, it is the best value in paving: a driveway or lot that looks and drives like new, at a fraction of what a full rebuild costs.
The honest part is knowing when it will not work. If the cracking is connected in a web, or sections move underfoot, the base is the problem and an overlay will crack through in a season. We check before we quote and tell you which one you have.

An overlay adds real thickness. If nobody plans for it, the new surface sits proud of the garage slab and water runs inside, or the apron ends up above the street and the plow catches it every winter. How do I know if I need resurfacing or a whole new driveway?
Look at how it cracks. Long single cracks and a faded surface usually mean the base is fine and an overlay will hold. Cracks connected in a web, sinking spots, or sections that flex when you drive on them mean the base has failed and an overlay will crack through in a season. We check this on site before we quote.

Will the old cracks come back through the new surface?
They can if the prep is skipped. We clean and fill the cracks and cut out any failed sections before the new lift goes down, which is what keeps them from reflecting through.

How much thickness does an overlay add?
Enough that heights have to be planned. We mill down at the garage and the street edge so the finished surface meets them properly instead of stepping up.

How long does a resurfaced driveway last?
When the base is sound and the prep is done right, a resurface gives you many years of service and carries the same one-year workmanship warranty as a new build.

Can you resurface a parking lot in phases?
Yes. Commercial overlays get the same phasing as a full pave, so sections come back into use while the rest of the lot is worked.
